How to use the checklist with your clients

The checklist follows the actual order of a transaction. Go through the first two sections with the buyer before presenting the offer: that's when deadlines and complementary checks are decided, and when most problems can still be avoided.

The following sections serve as reminders during the conditional period. Keep a ticked, dated copy in the file: it's a simple, credible record of the advice you gave.

What the checklist doesn't replace

This reminder reflects the best practices presented in our broker guides, notably the OACIQ rules on recommending an inspector, waivers and providing a prior report. It doesn't replace mandatory forms, your agency's directives or legal advice.

Rules change: check the forms and requirements in force at the time of each transaction.

Frequently asked questions: Inspection clause checklist

Does the checklist replace the offer-to-purchase form?

No. It's a reminder that accompanies the form; it doesn't take its place.

Is there a French version of the checklist?

Yes. The French version of this page offers its own PDF to download.

Why keep a ticked copy in the file?

Because it shows, with a date, the checks and advice given to the client during the transaction.
