Choosing the right inspection

A pre-purchase inspection is the starting point for most transactions: it covers the whole building visually, following the BNQ 3009-500 standard. Other services complete it when the property or region warrants: thermography to validate insulation, a radon test for the basement, a camera in the French drain of a 30-year-old house.

For a condo, plex or commercial building, the inspection is adapted to the building type: syndicate documents, multiple units, flat roof, mechanical systems. For an off-grid property, well water and the septic system need separate checks.

Combining services by region

Risks aren't the same everywhere. In Mauricie, a 1996–2008 home should be tested for pyrrhotite. On Montréal's South Shore, a star-cracked slab should raise the question of pyrite. In the Laurentians or Eastern Townships, a cottage's well and septic tank can cost more than the house to repair.
