Port towns and coastal villages
Sept-Îles, Baie-Comeau and Port-Cartier were largely built from the 1950s to 1980s, driven by major industrial and mining projects. Several neighbourhoods were planned all at once, with similar houses that age the same way.
In villages along Route 138, many homes were renovated by their owners over the years. Wood heating, off-grid septic systems and successive additions are common.
Salt, wind and cold
Salty air and gulf winds speed up corrosion and envelope wear: siding, flashing, windows, balconies and guards deteriorate faster than inland. The inspection gives the building's exterior a large share of attention.
Coastal erosion is a recognized issue along several parts of the Côte-Nord. For a property near the shore, we recommend checking constraint zones and applicable restrictions with the municipality.
